The Ironworks, Backbarrow
Project Summary: The residential development comprised the creation of 48 brand new high-end apartments within the Lake District World Heritage site on a redundant site following the original developers entering into insolvency.
The works were split across three blocks and included the formation of luxury properties comprising one, two, three and four bedroom apartments together with a select number of spectacular duplex apartments and stunning triplex properties.
In addition to the residential works the project also included the renovation of a Scheduled Ancient Monument which dates back to 1711 and is believed to be the only remaining example of its type, a charcoal-fired blast furnaces mainly producing gun carriages, cannons and cannonballs. Together with the construction of a flood defence wall, built to the rear of the North block, to accommodate the overflow of Lake Windermere.
Services Provided: DLP were appointed to carry out Quantity Surveying services on the Project and provided Pre-Contract services in the form of the preparation of Budget Cost Estimates, Bills of Quantities and Value Engineering services. DLP coordinated the issue of tender documents to the selected Main Contractor and undertook a complete review of their tender submission. During the Post Contract phase, Quantity Surveying duties included the review and certification of interim payment applications, agreement of variation costs, preparation of periodical financial reports and agreement of the final account were all completed
